By rights, based on the land & construction costs, pricing should be around $7xx to $8xx PSF. However the developer has indicated that they are pricing it lower, at average of around $750 PSF. (Of course expect units with scenic views to be priced more. See below for computations.)

JBE Holdings Pte Ltd won the tender for this executive condominium site by a relatively slim margin of just 4.5% above its nearest competitor, Nanshan Group Singapore.
It secured the land parcel of 18,260.40 sq m for Signature EC, at a bid price of $184,130,000. With a plot ratio of 2.8, it would mean 51,129.12 sq m, or 550,354 sq ft, of Gross Floor Area.
This works out to around $335 per square foot per plot ratio (psf ppr) for the land. Assuming construction cost of around $420 PSF, breakeven could be around $750 PSF.
Based on the above estimates, it might translate into an approximate Signature EC pricing of about $800 PSF average. Smaller units, and those on higher floors with views, especially the ones with scenic views of Lower Seletar Reservoir or the golf course greenery, would command a higher pricing. But those on lower floors facing landscaping could likely be around $7xx PSF.
